SDSU off-campus housing.

A house search works best when your household agrees on three things before touring: the space you need, the full budget and the dates you can commit to. Cresta manages ten College Area homes with 3–6 bedrooms, all within one mile of the center of SDSU campus and all with air conditioning. All ten are currently available for the 2027–2028 school year; availability can change as leases are signed.

1. Match the home to your household

Start with bedroom and bathroom counts, then look at the layout in each photo gallery. A larger bedroom count does not tell you how many people a home can accommodate or whether it fits your group’s routines. Ask about occupancy requirements, room dimensions, storage and shared spaces before choosing. Use our bedroom filter to compare the homes that match your needs.

2. Compare the full cost of the home

Ask whether the advertised rent is for the entire house or an individual room. Cresta can confirm the current rental terms for the specific property. If your group is dividing expenses, make a shared budget that includes rent and any separately charged utilities, internet, parking, laundry and other recurring costs. Confirm deposits and any application charges before paying.

Do not assume the features or costs at one Falls View or Dorothy property apply to the next. All ten homes have air conditioning, but equipment, other amenities and what is included must be confirmed for each address.

3. Separate the school year from the lease dates

A listing for 2027–2028 does not mean you can move in today. Preleasing means arranging a future lease, sometimes while current residents still occupy the home. Showings for this collection begin in October 2026. Tell us your intended move-in and move-out dates, and ask for the actual lease start, end and possession details before applying.

5325 and 5327 E Falls View Drive are also currently vacant. Contact us about an earlier move-in or winter-semester stay. A shorter lease or particular date range must be confirmed; the future school-year offering is a separate inquiry.

4. Check the route you will actually use

Our one-mile description refers to proximity to the center of campus, not a guaranteed walking distance or travel time. Compare the route from each address to your usual campus destination. Campus entrances, sidewalks and your destination can change the practical trip. If you drive or cycle, ask about parking and bike storage at that specific home.

5. Arrive at the showing with questions

Look through the photos first and bring a short list of what matters to you: laundry location, parking arrangements, furnishings, utility responsibilities and maintenance reporting. Ask how tours are scheduled if residents are still in place. If you are arriving from outside San Diego, tell us what you need to understand before arranging your visit.

6. Confirm the listing before applying

Use the property’s direct AppFolio button where one is available. If a page links to all published listings, contact Cresta for the correct listing and application details. Review the current rental criteria and lease terms. A showing request is an inquiry, not a reservation, approval or signed lease. Start early, but make sure you understand the home and agreement before committing.
